HOW TO OBTAIN A ZONING PERMIT

The following information has been compiled to assist persons wishing to obtain a Zoning Permit and to also answer the most common questions regarding the Carlton County Zoning Ordinance. This bulletin does not reflect the requirements of the entire Ordinance and any questions not mentioned should be directed to the Zoning Office personnel.

The Carlton County Zoning Ordinance establishes regulations which control and, in some cases, prohibit various land uses, improvements, or development. That ordinance establishes lot sizes (area, width, length, etc.) which must be met before improvements or developments may be made.

Zoning Permit Applications must be obtained from the Zoning & Environmental Services Office and contain the following:

1.  Proof of ownership of  the property (deed, purchase agreement, notarized letter of permission).

2.  Legal description of the property.

3.  A complete and accurate site plan with lot size & dimensions, location of all existing and proposed structures, setbacks from proposed structures to the road right-of-way or centerline, wells, side and rear property lines, ordinary high water level, and septic system.

PLEASE NOTE: ANY PARCEL OF PROPERTY WITHIN 1,000' OF ANY CLASSIFIED LAKE OR 300' OF ANY CLASSIFIED RIVER OR STREAM IS CONSIDERED SHORELAND PROPERTY. PLEASE CALL THE PLANNING AND ZONING OFFICE FOR MORE DETAILS.
